Public Offer Agreement for Cleaning Services

This document is an official proposal (offer) of DRUŠTVO ZA USLUGE DOO “ANTEY-PLUS” BUDVA, abbreviated as ANTEY-PLUS DOO, operating under the brand Prof Clean Montenegro, hereinafter referred to as the “Contractor”, to conclude a cleaning services agreement with any legally capable individual or legal entity, hereinafter referred to as the “Client”, under the terms set forth below.
Acceptance of this offer occurs by placing an order on the Contractor’s website, confirming the order by phone, via messengers, or by email.

2. Terms and Definitions
2.1. “Cleaning Services” — professional cleaning of premises, furniture, interior items, washing of glass surfaces, dry cleaning, and other services for maintaining cleanliness.
2.2. “Regular Cleaning” — standard cleaning tasks including dusting accessible surfaces, light sanitary cleaning of bathrooms, wet floor cleaning, and other services listed in Section 4.
2.3. “Deep Cleaning” — an extended set of cleaning tasks with increased detail, including cleaning hard-to-reach areas, top surfaces of furniture, interior of cabinets, etc.
2.4. “Additional Services” — services not included in the standard package, paid separately (appliance cleaning, window washing, furniture dry cleaning, laundry, loading/unloading, etc.).
2.5. “Individual Cleaning” — work requiring special conditions or calculations (post-construction cleaning, heavily soiled areas, non-standard layouts, etc.). Price determined after inspection.
2.6. “Acceptance of the Offer” — full agreement of the Client with the terms of this agreement.

3. Subject of the Agreement
3.1. The Contractor undertakes to provide the Client with cleaning services listed in this offer, and the Client undertakes to accept and pay for the services according to the current rates.
3.2. Services are provided within Montenegro.
3.3. The set, volume, and cost of services are determined by mutual agreement before the work begins.

4. Types of Work and Their Composition
4.1. Regular Cleaning (Starter Package)
Includes: dusting horizontal and accessible vertical surfaces; wiping furniture facades; cleaning external surfaces of appliances; light kitchen cleaning; cleaning sinks, bathtubs, toilets, faucets; mirror cleaning; dry and wet floor cleaning; removal of household trash.
Price: €1 per 1 m² In the event that the calculated cost of the services is less than 35 EUR, the minimum cleaning charge of 35 EUR shall apply.
4.2. Deep Cleaning
Includes regular cleaning plus: cleaning top surfaces of furniture and hard-to-reach areas; gentle cleaning of chandeliers and lights; interior cleaning of furniture (if shelves are emptied); cleaning inside refrigerators (if empty); cleaning under movable furniture; removal of tough stains (by agreement).
Price: €2 per 1 m². In the event that the calculated cost of the services is less than 50 EUR, the minimum cleaning charge of 50 EUR shall apply.
4.3. House and Villa Cleaning

6. Individual Services
6.1. Services not listed, including: post-construction cleaning, eco-cleaning (using eco-friendly products), yacht cleaning, heavily soiled premises, large areas (>150 m²), work at height, façade cleaning, and non-standard tasks. Cost determined after inspection by the Contractor.

7. Cost and Payment Terms
7.1. All prices are starting prices (“from”). The final cost depends on the area, level of dirtiness, and additional services.
7.2. Payment is made: cash after completion, bank transfer, credit card, or other methods available on the website.
7.3. The Client undertakes to pay the full amount on the day of service, unless agreed otherwise.

8. Rights and Obligations of the Parties
8.1. Contractor undertakes:
  • to perform services efficiently and on time;
  • to use professional chemicals and equipment;
  • to respect Client’s property;
  • to maintain confidentiality.
8.2. Client undertakes:
  • to provide access at the agreed time;
  • to inform in advance about non-standard conditions;
  • to provide water and electricity;
  • to pay on time.

9. Liability
9.1. Contractor is responsible for direct damage caused by its staff.
9.2. Contractor is not responsible for: hidden defects of furniture, surfaces, and appliances; damage due to natural wear; instability of utilities (electricity, water).
9.3. All disputes are resolved through negotiations; if impossible, through Montenegrin courts.

10. Disclaimer
10.1. Contractor does not guarantee full removal of old stains, damage, or wear marks.
10.2. Contractor may refuse work if the object is hazardous to staff.

11. Personal Data Protection
11.1. Client provides necessary contact details to the Contractor.
11.2. Contractor does not share data with third parties, except as required by law.

12. Acceptance and Validity
12.1. Placing an order means full acceptance of the terms of this offer.
12.2. The offer is valid indefinitely until revoked by the Contractor.

13. Final Provisions
13.1. Contractor may change the terms without prior notice.
13.2. The current version of the agreement is always available on the Contractor’s website.
